New or revised Subdivision Plats, Plat of Easements, Plat of Dedications

All of the above plats need to be certified by the County Clerk's Office before recording can occur. Before the County Clerk can sign off on a plat a few things are needed first. Read more on the process below. 

Who's all involved and what are their processing times?

There are three offices that are involved in the plat process. The following are in order of where the process starts and ends.
  1. Assessments
    • The plat needs to be left with the Assessor's Office for 24 hours. During this time the plat will be reviewed. Once the reviewing process has been completed the Assessment's Office will issue a letter outlining the parcels within the plat.
      • Is it possible to get a digital copy of the plat reviewed so that the letter can be ready for pickup?
        • Yes, contact the Assessment's Office at 815-334-4290 for more information. 
  2. County Clerk
    • The plat and letter from Assessment's must be brought in to the County Clerk's Office for review. If all necessary documents are presented at the time of certification the plat can be processed at the time of visit.
      • Can I send my plat in digitally before I bring it into the Clerk's Office?
        • Yes, give us a call at 815-334-4242 to discuss.
  3. Recorder's
    • Plats are recorded the day received as long as they meet all recording requirements. Click here to see what's required. 
**The process can take approximately 2 to 3 days to be completed. Please plan accordingly.** 

What's the Cost?

  • Assessment's
    • No fees are required by the Assessment's Office. 
  • County Clerk
    • The cost is $11.00 for plats with 20 lots or under. For plats exceeding 20 lots a rate of .50 cents will be applied for each additional lot and a one time $1.00 certification fee is added. 
      • Please Note: All real estate taxes must be paid before the Clerk will sign off on a plat. This includes tax bills that might have just been sent out. Both the 1st and 2nd installment must be paid regardless of original due date.
